How long will my money be invested?

A minimum of 9 months, or as long as both parties are happy to continue.

 

How will I be involved in the process?

As soon as a suitable property has been found, you will receive a comprehensive investors report. Once the purchase is complete you can view the property if you so wish.

 

Will I receive regular updates?

You can request updates of the purchase, refurbishment and lettings process at any time. You will be informed when the property is to be remortgaged to enable your funds to be returned.

 

How will my investment be secured?

Your investment will be secured as a second charge on the property.

 

Who manages the property?

We manage all properties ourselves and have been successfully managing single and multi let units for 15 years.

 

How quickly can money be returned in an emergency?

As soon as a replacement investor can be found. We are currently building a database of investors.

 

What if I want to leave my investment in to receive ongoing monthly payments?

By leaving your money in the investment, the gearing on the property will be kept at a minimum, this will ensure a safe return for you – the investor. Alternatively, you may decide to reinvest your funds in another of YourLocalInvestment’s ongoing projects.

 

Could I have my interest rolled up into one payment at the end of the term?

Yes, or a set monthly return.

 

How many projects do you work on at one time?

No more than 2. We like to make sure each project is up and running smoothly before we move onto the next.

 

What will be my return on investment?

This will vary from deal to deal and the current economic climate.

 

Will you need to see proof of funds?

Yes we will need sight of funds and also availability of funds prior to being accepted.

 

Do I transfer money to YourLocalInvestment?

We prefer that any monies are transfered to us via a solicitors account.

 

Are the properties easily let?

The current difficulties of obtaining a mortgage mean more and more people are renting, this means we are experiencing a huge demand for rentals units at the moment.

 

Do you use a deposit scheme?

We work with DPS

 

Would I own the property?

If you are looking for a better return on your investment, then no, you would not. If on the other hand you are interested in building a property portfolio of your own, then you would indeed own your investment properties.
